How is maintenance handled?
We make sure all properties we manage are handled with personal individualized care. There are no two properties, homeowners nor tenants that are exactly the same – We custom homeowner’s desires in your portfolio with us.
If you would like to be “hands on” and work on your property that is perfectly ok with us. We will still receive the maintenance calls and let you know when there is an issue at your property.
If you have a contractor you would like to send (or have the contractor’s information on file with TMI we’ll send that particular one)– that is ok with us.
TMI also can be listed as a contact on home warranties if applicable. That way you do not have to stay on the phone (on hold) and following up with the warranty co, that is what we are paid to do!
And if you would like full service we definitely can handle that as well. No extra fee, you just pay for the contractor services. We’ll do all the follow-ups and disbursements to the contractor. We have licensed and insured independent contractors who are experienced with rental/investment properties.
How does TMI Real Estate screen tenants?
Very thorough credit and background screens. We also check previous rental and work history
How is rent handled?
Rent is due on the 1st. Once TMI receives the rent and it clears the bank, funds are disbursed. We submit your funds via ACH to your bank, you can pick up a check at TMI Real Estate or we can mail it.
Late Rents: Calls are made around the 8th of the month. If no satisfactory payment arrangement is made, we will let you know we will be posting a notice. If they do not answer the phone a field agent is sent to post the property.
We will be in contact with you to let you know updates.
*Our goal is to never get that far – If tenants are not paying, you are not making money, and neither is TMI.
How are evictions handled?
We have an attorney in place that can assist with any eviction if you do not have an attorney you use. TMI Real Estate does not charge extra for eviction. The attorney will have an attorney’s fee you will be responsible for along with court costs and fees. We will not proceed to eviction without contacting your first.
Is TMI Real Estate familiar with Section 8/VA?
Yes! We currently are working with all section 8 and VA programs. We handle all Section 8 paperwork (including yearly inspections)
Where does TMI Real Estate manage properties?
Currently we manage properties in Jefferson, Shelby and St. Clair counties.
What price range do you manage?
We manage properties of all price ranges. Currently from $550.00 per month to $2,500.00 per month.
